Works comprise of the new build construction of a 13,000 sqft industrial unit subdivided into 6nr separate units with 2nr floors of offices and a vehicle maintenance bay to unit 1, units 2 – 6 being speculative starter units incorporating a kitchenette and WC. The building is a single span steel portal frame on pad foundations. The building is clad in composite Kingspan metal profile cladding to both the roof and walls, aluminium curtain walling, windows and doors, roller shutter doors and steel personnel doors. Internally all units have a full lighting scheme, emergency lighting and a fire alarm. Unit 1 has a full office fit-out including air conditioning, metal stud partitions, ash veneer door-sets, painting, decorating and flooring. Externally there is a concrete hard-standing for coaches & car parking. The drainage installation includes a storm water attenuation system, petrol interceptors, a BioDisk treatment plant and slot drainage channels to the yard area. Steel security type 358 fencing, electric sliding gates, landscaping and planting complete the scheme.
